The Kicking Horse Lodge Homeowner’s Association board is a volunteer group of owners who are tasked with reviewing, approving and overseeing the annual operating budget. This budget, which is funded by owner HOA dues, is an estimate of the fiscal year expenditures to maintain the KHL property.
In addition, the board sets policy and hires and oversees the management company. The management company is directly responsible for the day-to-day operations and maintenance of the common facilities. The board does not directly manage the property, nor are they involved in the daily operations. The board does not have access to owner maintenance requests via the portal.
The board typically meets every few months, depending on need. Board meetings are business meetings for the board to discuss and make decisions on the affairs of the community. While these meetings are open to the public and owners are encouraged to attend, these are not general meetings of the association or owner’s meetings, so attendees are not participants, but merely observers. The meetings are intended for the board to conduct board business. There is typically a public comment period for observers to make comments, but the board will not engage or answer questions of the audience real-time, as it disrupts the meeting. These meetings are conducted in exactly the same manner as a town council meeting or a school board meeting.
