New KHL committees

As announced at the annual meeting, the board is forming three new committees / working groups.

Capital reserve working group

This group will be tasked with devising options to fund our capital reserve shortage and make recommendations for a vote by the owners.

Maintenance committee

The maintenance committee will help oversee maintenance in conjunction with BVM.

Community outreach committee

This committee will help coordinate homeowner events and assist with communication.

All three groups will report to the board of directors.

Board change

Phil Jacobson’s term ended this month and he is moving on to focus on his business endeavors. Phil did an amazing job for the association helping to organize and sift through maintenance issues as well as the reserve study. Phil leaves with our sincere gratitude for his service to the association.

Cameron Campbell was elected at the annual meeting to fill the position. We will post more about Cameron’s background and experience in a future post. We are excited to have Cameron join the board!

Board meeting postponed

Due to a scheduling conflict, the board meeting scheduled for 7/17/24 will be postponed by a few days. Once we have a firm date/time, details will be posted and sent out by BVM.

Radon

Radon mitigation, if required, is done on an individual building basis. If a radon system is warranted and requested, owners of that specific building vote whether or not to install a system. If a majority vote yes, then those costs are apportioned to the owners of that building on a pro rata basis as per the governing documents. The decision to install mitigation is up to the owners of the building in question, not the board.

Summer property maintenance

We have received some questions about summer maintenance. BVM is aware of several areas of the property that need routine maintenance, and they are in the process of scheduling repairs. These repairs require a mixture of BVM’s own labor and also outside contractors. There are several sign and fence posts that have rotted at ground level, due to age. These require a new post and footing. These repairs are being scheduled, but due to ongoing labor challenges, these take time to get completed. The management company is aware of the issues and are working to get them completed as soon as possible.

Open work orders

As discussed at the recent board meeting, there were many duplicate work orders in the system. Duplicates have been marked as closed to avoid confusion.

Board changes

Please welcome Niki Russo to the KHL Board of Directors. Niki was appointed to replace Bill Cox, who has sold his unit and moved across the highway. Niki and her husband Greg have owned in Kicking Horse for five years. She will bring a great perspective to the board!
